Renovation planning answers

Clear answers before the work begins.

Practical guidance for homeowners, property managers, and commercial clients planning renovation or repair work across the GTA and Southern Ontario.

01How much does an apartment renovation cost?

Cost depends on the unit size, existing conditions, number of rooms, finishes, building access, material choices, and required trade work. We review the property and scope before preparing project-specific pricing. Photos and a clear list of priorities are a useful start, but a walkthrough is often needed for an accurate quote.

02How long does a renovation take?

Timing depends on the confirmed scope, permits or approvals, material availability, access, inspections, and trade coordination. A targeted repair and a complete unit renovation require very different schedules. We provide project-specific timing after these requirements are reviewed.

03Do you handle permits?

Permit and approval requirements vary by municipality, building, and scope. We help identify likely requirements and confirm in writing who is responsible for applications, drawings, fees, inspections, and approvals before work begins. Condominium or property-management approvals may be separate from municipal permits.

04Do you work with property managers?

Yes. We work with property managers on rental-unit turnovers, occupied-unit repairs, mould-related work, common-area improvements, and ongoing interior maintenance. Our property-manager request form collects occupancy, access, priority, timing, and scope details in one place.

05Do you renovate occupied buildings?

Yes. Occupied work is planned around resident communication, site protection, access windows, noise, shared areas, and daily clean-up. The working plan is tailored to the property, building rules, and the people using the space.

06Do you handle commercial projects?

Yes. Our services include commercial interior renovations, office fit-outs, tenant improvements, flooring, painting, partitions, finish work, and coordinated repairs. We review access, operating hours, building requirements, and the desired handover date as part of the scope.

07Do you provide materials?

Materials can be specified, sourced, and coordinated as part of the agreed project scope. Client-supplied materials can also be reviewed for suitability, quantity, lead time, and installation requirements. The written quote identifies what JT supplies and what the client supplies.

08Do you work evenings or weekends?

Evening or weekend work may be considered when the project, building rules, trade availability, and local requirements allow it. After-hours scheduling is not automatic, so share any access restrictions or deadline early in the planning process.

09What areas do you service?

We are based in Richmond Hill and serve the Greater Toronto Area and Southern Ontario, including Toronto, North York, Vaughan, Markham, Oakville, Barrie, Burlington, Hamilton, and Kitchener. Contact us with the exact property address so availability and travel requirements can be confirmed.

10Can you work from architectural drawings?

Yes. Send the available architectural, design, engineering, or permit drawings for review. Before construction, we confirm the applicable drawing set, field conditions, scope, and any professional, building, or municipal approvals still required.

11Do you provide emergency repairs?

Urgent repair requests can be reviewed by phone and prioritized when scheduling and the type of work allow. We do not advertise a guaranteed 24-hour emergency service. For immediate danger, active fire, gas, electrical hazards, or major flooding, contact emergency services or the appropriate utility first.
