Covering the finish without understanding the source can hide continuing damage. Active water, extensive contamination, hazardous materials, structural concerns, or occupant health concerns may require qualified specialists before normal reconstruction.
The work may involve several separate steps
- Investigate: document the affected area, history, active moisture, and surrounding conditions.
- Correct the source: repair the leak, drainage, ventilation, condensation, or other cause as appropriate.
- Control the work area: establish the containment, protection, access, and disposal process required for the actual conditions.
- Remove and clean: address affected porous materials and clean remaining suitable surfaces using the specified method.
- Dry and verify: confirm the area is ready before it is closed.
- Reconstruct: replace insulation, drywall, trim, paint, flooring, cabinetry, or other finishes included in the approved scope.
Questions to ask before comparing quotes
- Does the scope include finding or correcting the moisture source?
- Who determines the remediation method and completion criteria?
- Which materials are removed, cleaned, dried, tested, or replaced?
- Are containment, disposal, protection, and cleaning included?
- Does the price include reconstruction and finish matching?
- What happens if the opened area reveals broader damage?
