What does an apartment turnover cost in the GTA?

The useful answer begins with the unit’s condition, leasing standard, access, approvals, and the difference between repairs and full replacement.

There is no reliable one-price turnover.

A paint-and-clean make-ready is not comparable to a vacancy renovation involving cabinets, plumbing, flooring, drywall, fixtures, and concealed damage.

Start by separating items that can remain, items that can be repaired, and items that must be replaced. Then add access, protection, demolition, disposal, cleaning, permits or specialist documentation where required.

What usually moves the budget

  • Hidden damage: moisture, deteriorated substrates, or previous incomplete repairs.
  • Building logistics: elevators, loading windows, parking, security, waste routes, and permitted work hours.
  • Standardization: approved finishes and repeatable selections can reduce decision delays.
  • Decision timing: late substitutions and unclear approvals can interrupt sequencing.
  • Grouped scope: coordinating connected repairs together can avoid repeated mobilization and protection.
