A useful local scope
Plan the work before choosing the finish date.
Hamilton’s housing ranges from older low-rise buildings and houses to newer condominiums and mixed-use properties. Before work, identify occupancy, existing materials, parking and loading, shutoffs, waste handling, building rules, permit needs, and whether the scope changes layout or building systems.
JT begins with the visible condition and requested result. The written scope should separate included work, quote-only items, owner-supplied materials, exclusions, allowances, permits, taxes, and conditions that may require a change order.
Common Hamilton scope items
- Move-out condition review and priority scope
- Rental-ready kitchens, bathrooms, flooring, and paint
- Drywall, plaster, doors, trim, fixtures, and maintenance
- Access coordination, progress records, deficiencies, and handover
Use the posted-price Estimate Creator for an early item subtotal, or the unit turnover estimator for a preliminary range. Neither replaces a property-specific written quote.
