A turnover date is useful, but it is not a confirmed construction schedule until the unit, scope, access, materials, and related requirements have been reviewed.
- Vacancy and handover dates: when access begins and when the unit is expected to return to leasing or resident use.
- Existing-condition record: room-by-room photos, damage notes, prior repairs, leaks, and items that must remain.
- Finish standard: approved flooring, paint colours, fixtures, hardware, cabinetry, and property-wide material standards.
- Building coordination: keys, elevators, loading areas, parking, disposal procedures, work-hour rules, and site contacts.
- Decision authority: who approves changes, materials, additional work, and final completion.

- Document the unit: record room-by-room conditions, damage, fixtures, appliances, leaks, previous repairs, and items that will remain.
- Separate required work from optional upgrades: identify make-ready repairs, safety or functional issues, and improvements that depend on budget approval.

- Coordinate access and approvals: organize keys, work hours, elevators, loading, disposal, site contacts, and who can authorize changes.

What is included in a rental-unit turnover?
The scope can include damage repairs, drywall, painting, flooring, trim, doors, hardware, kitchens, bathrooms, fixtures, cabinetry, tile, electrical and plumbing coordination, cleanup, deficiencies, and final handover. The exact inclusions are based on the unit condition and approved finish standard.
How quickly can a Toronto or GTA unit be turned over?
The schedule depends on vacancy dates, access, unit condition, material availability, building rules, permits, related trades, and how quickly changes are approved. JT does not promise a turnaround before those details are reviewed.
Can JT use our property’s standard materials and colours?
Yes. Provide the approved paint codes, flooring, fixtures, hardware, cabinetry, supplier information, and substitution rules so the turnover can follow the property’s finish standard.
Do you provide before-and-after documentation?
Existing-condition photos and completion photos can be included when requested and permitted. The service request should identify the required documentation, file naming, approval process, and handover contact.
