01How much does an apartment or condo renovation cost?

Published 2026 Toronto ranges are very broad: approximately $18,000–$160,000+ for a full condo renovation. Unit size, common-area protection, elevator bookings, work-hour rules, kitchen and bathroom scope, and finish level all matter. Use the table above for planning, then request an itemized quote based on the actual unit.

02What does a kitchen renovation typically cost in the GTA?

A practical 2026 planning range is about $25,000–$100,000+. Keeping the existing layout and choosing stock or semi-custom products usually costs less; custom cabinetry, stone, appliance moves, structural changes, plumbing, and electrical work increase the range.

03What does a bathroom renovation typically cost?

Standard GTA bathroom projects commonly fall around $15,000–$55,000+. The main variables are demolition, waterproofing, tile area and pattern, fixture quality, ventilation, hidden moisture, plumbing relocation, and whether the room is a powder room, standard bath, or ensuite.

04How should a property manager budget for a move-out renovation?

Start with a room-by-room deficiency list: patching, paint, flooring, doors and hardware, kitchen, bathroom, fixtures, cleaning, and debris. Avoid a single generic “turnover” allowance. Photos and a site review allow each line to be priced, while a 15–20% contingency can protect the budget when hidden conditions are possible.

05Are the prices on this page quotes?

No. They are third-party 2026 GTA market benchmarks for early planning. They are not a JT estimate, offer, or guaranteed price. A JT quote is based on the written scope, measurements, site conditions, access, selected materials, applicable taxes, permits, and trade requirements.

06What should be included in a renovation quote?

Look for a clear scope, quantities or allowances, material responsibilities, demolition and disposal, site protection, trade work, exclusions, taxes, permit responsibilities, schedule assumptions, payment terms, warranty terms, and a written change-order process.

07Why can two renovation quotes be very different?

The contractors may be pricing different scopes, finish levels, allowances, protection, disposal, supervision, licensed trades, permit work, or contingencies. Compare itemized scopes line by line and ask each contractor to identify exclusions instead of comparing only the total.

Process, timing and approvals

08How long does a renovation take?

A targeted repair may take a visit or several days; a kitchen or bathroom often takes several weeks; a multi-room or full-unit renovation can take longer. Design decisions, permits, material lead times, access, inspections, and change orders affect the schedule. Project-specific timing is confirmed after scope review.

09Do you handle permits?

Permit requirements vary by municipality and scope. We help identify likely requirements and confirm in writing who is responsible for drawings, applications, fees, inspections, and approvals. Condominium or property-management approval is separate from a municipal permit.

10Which renovation work usually needs a permit?

Structural changes, new or altered plumbing, secondary suites, significant life-safety work, and some changes of use commonly require permits or professional drawings. Cosmetic painting and like-for-like finish replacement often do not. The municipality and any building authority must confirm the requirement for the exact scope.

11Can you work from architectural or engineering drawings?

Yes. Send the current drawing set for review. Before construction, the team confirms revision dates, field conditions, included work, and any professional, building, or municipal approvals still required.

12Do you provide or install materials?

Materials can be specified, sourced, and coordinated within the agreed scope. Client-supplied materials can also be reviewed for quantity, suitability, lead time, and installation requirements. The written quote should state exactly who supplies each item.

13How are changes handled after work starts?

Changes should be documented before the added or revised work proceeds. A useful change order describes the scope difference, price, schedule effect, and any material or approval impact, then records authorization from the designated decision-maker.

14Do you work evenings or weekends?

After-hours work may be considered when building rules, neighbours, local requirements, trade availability, and the type of work allow it. Share restricted hours and deadline requirements during the initial scope review.

Property managers and occupied spaces

15Do you work with property managers and landlords?

Yes. Work can include move-out renovations, occupied-unit repairs, common areas, grouped deficiencies, painting, flooring, kitchens, bathrooms, moisture-related work, and ongoing interior maintenance. Use the property-manager request form to send the scope, priority, access, ready date, and photos.

16What information should I send for a repair work order?

Include the exact address and unit, occupancy, issue and history, affected area, priority, photos, access or notice requirements, building hours, resident contact process, desired completion date, budget approval limit, and the person authorized to approve changes.

17Can you renovate an occupied unit or operating business?

Yes, when the work can be planned safely around occupants and operations. The plan may address notices, access windows, dust and floor protection, noise, temporary shutdowns, shared areas, daily clean-up, and phased handover.

18Can several units or repair items be grouped into one scope?

Yes. A grouped request should identify each unit or area and repeatable standard, while still listing unit-specific conditions. Grouping can simplify access, material decisions, reporting, and scheduling, but each property and scope must be reviewed.

19What vendor documents can property managers request?

Ask for the current project-specific documents that apply, such as insurance evidence, WSIB status, trade credentials, safety documents, warranty terms, and the written scope. Requirements vary by building and type of work and should be verified directly before award.

Safety, service and next steps

20How do you approach mould or moisture concerns?

The visible damage is only part of the issue. Planning should consider the moisture source, affected materials, extent, containment needs, occupant sensitivity, and whether environmental assessment or a specialized trade is appropriate. Suspected hazardous materials should not be disturbed before proper review.

21Do you provide emergency repairs?

Urgent requests can be reviewed by phone and prioritized when the type of work and schedule allow, but the website does not guarantee 24-hour dispatch. For fire, gas odour, electrical danger, structural danger, or major active flooding, leave the area if necessary and contact emergency services or the appropriate utility first.

22Do you handle commercial interiors?

Yes. Services can include commercial interior renovations, office fit-outs, tenant improvements, partitions, flooring, painting, finish work, and coordinated repairs, subject to property and operational requirements.

23How are electrical work and ESA documentation handled?

Electrical work for hire in Ontario is completed by a Licensed Electrical Contractor. When the scope requires an ESA notification and review, that contractor arranges the process and provides the Certificate of Acceptance after the work passes the applicable ESA review or inspection. 24How is plumbing work handled?

Renovation-related fixture connections, supply and drain work, shutoffs, rough-ins, relocations, and repairs are coordinated with appropriately qualified trades. Municipal permits, inspections, building approvals, and shutdown procedures are confirmed for the actual property and scope.
