Replacing finishes in an existing layout is different from moving walls, plumbing, electrical, ventilation, or structural components.

A responsible schedule should identify what must be decided and approved before work begins, what is ordered in advance, what is verified after demolition, and what depends on another trade, inspection, or custom fabrication.

Typical planning phases

  1. Scope and measurements: document layout, appliances, cabinets, counters, plumbing, electrical, ventilation, flooring, walls, and finish expectations.
  2. Approvals and documents: confirm condominium rules, municipal requirements, drawings, work hours, access, elevator bookings, and protection.
  3. Selections and procurement: finalize cabinetry, appliances, fixtures, tile, hardware, lighting, paint, flooring, and lead-time items.
  4. Demolition and verification: remove the approved items and confirm concealed conditions before closing the next decisions.
  5. Rough work: complete approved framing, plumbing, electrical, ventilation, and related inspections where required.
  6. Surfaces and fixed finishes: repair walls, prepare floors, install cabinets, template counters, and complete tile or other finishes in the correct sequence.
  7. Fixtures and closeout: connect appliances and fixtures, install hardware and trim, paint, clean, review deficiencies, and document completion.

  • Starting before cabinet, appliance, plumbing, and electrical decisions align.
  • Discovering building rules after the schedule is committed.
  • Ordering custom items after demolition instead of during planning.
  • Unclear responsibility for owner-supplied products or missing pieces.
