Occupied work starts with more than the repair itself. Access, resident availability, protection, shutdowns, and cleanup all need to be considered.
The property-manager portal captures the unit, occupancy, timing, and scope information needed to begin that conversation. Electrical work is coordinated with a Licensed Electrical Contractor, and plumbing is coordinated with qualified trades when those requirements form part of the repair.

Property management remains responsible for required notices, permissions, resident communication, and access authorization.
- Observed problem: what is damaged, when it began, whether it is changing, and any related repair history.
- Resident coordination: available appointment windows, contact process, pets, belongings, mobility needs, or other access considerations.
- Work-area protection: adjacent surfaces, furniture, common routes, dust-sensitive areas, and cleanup expectations.
- Building requirements: work hours, elevator booking, water shutoffs, concierge procedures, parking, and contractor access.
- Completion standard: whether the request is a localized repair or part of a larger finish-matching scope.
