The condominium’s rules can affect flooring, plumbing, electrical work, fire-rated assemblies, noise, insurance, deposits, elevators, and working hours.

Ask management for the current renovation or alteration package before finalizing the quote. Identify required forms, drawings, contractor documents, deposits, security procedures, protection standards, elevator bookings, delivery windows, waste rules, shutoff requests, and inspection or sign-off steps.

Turn the idea into a reviewable scope

Show existing and proposed conditions. Label walls, doors, fixtures, plumbing locations, electrical changes, flooring areas, transitions, cabinetry, ventilation, ceilings, and any work near common elements. A precise scope helps the board, municipality, consultants, and contractor review the same project.

Separate condo approval from municipal approval

A condominium approval does not replace a required City permit, and a City permit does not replace condominium permission. The City of Mississauga advises applicants to confirm whether a permit is needed, check zoning, understand costs and timelines, gather drawings and documents, and identify additional approvals before applying through ePlans.

For residential interior alterations, the City describes information that may be required on site plans and floor plans, including dimensions, existing and proposed walls, structural framing, alarms, plumbing fixtures, floor drains, and ventilation. Requirements vary with the project.

Build a realistic access plan

  • Reserve the correct elevator and loading time before scheduling deliveries.
  • Confirm parking, cart routes, floor and wall protection, and daily cleanup.
  • Coordinate water shutoffs, noisy work, inspections, and superintendent access.
  • Record approved hours and holiday or weekend restrictions.
  • Plan debris handling without blocking exits, corridors, or resident circulation.

Sequence fixed decisions before finishes

Finalize approvals, drawings, long-lead products, rough-in locations, and substrate questions before demolition. Confirm the order for demolition, framing, mechanical and electrical work, inspections, drywall, waterproofing, tile, cabinets, counters, flooring, paint, fixtures, deficiencies, and cleaning.

Prepare the closeout package

Collect permit and inspection records where applicable, product information, warranties, approved change records, completion photos, keys or access items, and condominium sign-off requirements. A complete handover matters as much as a clean finished room.
