A turnover timeline is not only demolition and installation. It includes vacancy confirmation, inspection, approvals, material availability, resident or superintendent coordination, elevator and parking access, inspections, deficiency work, and leasing handoff.
For a Vaughan or Markham unit, begin with the target-ready date and work backward. Protect time for information gathering before the first trade arrives. A rushed start can create more delay when materials are missing, the substrate is not ready, or access is unavailable.
A dependable sequence
- Vacancy inspection: photograph every room, record damage, test visible fixtures, and identify urgent safety or moisture concerns.
- Scope and approval: turn the inspection into a written work order with quantities, finish standards, access notes, and approval responsibility.
- Procurement: confirm flooring, paint, fixtures, trim, hardware, appliances, and delivery timing before demolition creates an empty schedule.
- Core work: complete removal, repairs, rough-ins, substrate preparation, and required inspections before fixed finishes.
- Finishes: install flooring, cabinets, counters, tile, paint, trim, fixtures, and accessories in a controlled sequence.
- Closeout: clean, photograph, list deficiencies, confirm keys and documents, and release the unit only when the agreed standard is met.
Common causes of delay
Missing keys, occupied areas, elevator rules, late product selections, concealed water damage, uneven floors, electrical or plumbing changes, permit questions, and disposal restrictions all affect the handover date. Put each risk beside an owner and a decision date. If a product is not available, approve an alternate before the crew reaches that task.
Make handover measurable
Use the same room list at inspection and closeout. Record the completed work, remaining deficiencies, product information, warranties, photos, meter or shutoff notes, and any work that is outside the approved scope. The record helps leasing, maintenance, and the next service request.
